Meet the Bryson, one of the new kids on the block and one that already has some suitors.

The two-storey home, at just over 1,800 square feet, has just been introduced into greater Edmonton by Homes by Avi, with one of the first ones being built in Riverside in St. Albert.

Taking its most requested options and features into account, Homes by Avi put these into a front-attached garage single-family home and created the Bryson.

The home builder also did its best to make it one of its most price-friendly single-family offerings.

‘We identified a gap in our model sizes where customers can obtain what they desire at a price they can afford,’ said Maria Kennedy, Homes by Avi’s general manager.

‘ So the Bryson was developed by selecting the most popular features and optimizing them to minimize construction costs.’

The Bryson, said Kennedy, is where modern design meets comfort and functionality.

Starting in the low $500,000 range, it offers a blend of spacious living areas and intimate private spaces that is said to be ideal for either families or individuals.

The main floor of the Bryson is thoughtfully laid out to provide both convenience and style, according to Kennedy.

It features a versatile bedroom and a full bath, making it perfect for guests or multi-generational living.

The open-concept layout allows for seamless flow between the living, dining, and kitchen areas, creating an inviting atmosphere for entertaining and everyday living.

She describes the second floor as a sanctuary of comfort.

‘It boasts three spacious bedrooms, an ensuite and a full bathroom,’ said Kennedy.

‘The open-concept loft is a standout feature, providing a flexible space that can be used as a family room, home office or play area. There is also a large laundry room on this floor and each bedroom includes walk-in closets, offering ample storage and organization options.’

Other Bryson features include a 10-foot ceiling in the entryway elevated nine-foot ceilings for both the main floor and basement, walk-in closets in secondary bedrooms and an optional side entrance if there is an interest in adding a basement suite for family members or for using that space as a rental unit.

Perfect Choice Liliana and Pino Francese had a mission: help their daughter and her husband-to-be, as well as their dog, Tommy, a Havanese poodle, find a new home.

‘It’s a big decision, it’s a huge investment, it’s their first home and they really valued our opinion and really wanted our feedback,’ said Liliana.

‘They were planning on buying, there was a desire to find something. It’s something they can grow into and have the space to be able to do so.’

With Liliana and Pino already settled in and loving St. Albert, the new home search landed them in another part of that city, Riverside, from developer Genstar.

Once in Riverside, home to 145 acres of lush forest, walking trails and minutes away from Big Lake and Lois Hole Provincial Park, the Franceses quickly found the right builder for them, Homes by Avi.

Initially, they were drawn to Homes by Avi’s Hawthorne model, but they found the model was just too big.

The Hawthorne, which comes in at 2,134 sq. ft. and starts in the low $600,000 range in Riverside, was just a little too much home, Liliana said.

But when they learned about the Bryson with its smaller footprint, they were just about sold, especially since it had some similarities to the Hawthorne.

‘That’s exactly what we were looking for,’ said Liliana.

The only problem, and it didn’t turn out to be one, is Homes by Avi didn’t have any Brysons in Edmonton.

Instead, they did a virtual online tour of it.

‘They just purchased the home about a month ago,’ said Liliana, adding the move-in date will be in early 2025.

‘From what I understand this is going to be the first one that will be built here in the city.’

Aspects of the Bryson that drew them in include the additional storage space, the ability to bring more light into the home and overall pricing and location.

‘The closets are fantastic,’ said Liliana, referring to the walk-in closets in all bedrooms.

‘We looked at the other builders and the closets were just non-existent, so that was a big feature for us.’

Meanwhile, the Bryson allows for optional windows to be added on both floors including in five spots upstairs and two more on the main floor.

Liliana said she believes they added all of those in.

Then there’s Riverside’s location, with easy access to St. Albert Trail, Ray Gibbon Drive and the Anthony Henday.

New shopping and service oriented options, including a Co-op grocery store that recently opened right next to Riverside were also a draw, added Liliana.
